We deliver commercial plumbing across Heathrow, West London and the M4 corridor with our own engineers, either as a job in its own right or as part of a wider mechanical package. Arctic Cooling is a multi-trade M&E contractor that self-delivers seven trades in-house, so when your plumbing sits alongside ventilation, air conditioning or refrigeration on the same site, it’s one team running the lot rather than three firms pointing at each other.

That matters most on commercial work, where the pipework rarely stands alone. A plant replacement, a kitchen fit-out, a new office floor or a warehouse mezzanine all pull in water services, drainage and mechanical plant at the same time. We plan them together.

What we do

Our engineers handle commercial plumbing installation and pipework from first fix through to commissioning. That covers hot and cold water services, sanitaryware, drainage, and the commercial pipework that ties plant together, whether that’s copper, steel, plastic push-fit or pressed systems sized for the load.

Kitchens and catering areas bring their own demands. Commercial catering equipment needs its own water feeds, waste and drainage, sized and positioned correctly before the equipment goes in, which is why we handle catering installation as one of our seven trades rather than leaving it to whoever fitted the kitchen. The same goes for electrical: pumps, immersion heaters and booster sets need power as well as pipework, and having that under one roof avoids the usual back-and-forth between separate contractors.

Plumbing repairs don’t always come with much warning. Every client gets same-day reactive call-out as standard, and maintenance contract clients get a faster response, with cover extending up to 24/7 depending on the agreement. That’s the same call-out standard we run for every trade, not something bolted on for plumbing alone.

Because commercial systems run harder than domestic ones, at higher pressures and across more outlets, the specification and the pipe sizing have to match the demand. We work to that standard on every job, and we issue the paperwork that facilities managers and main contractors need for their records.

Part of the bigger job

The reason to use one contractor for the whole package is simple: you’re not left managing the gaps between trades. We cover mechanical and ventilation in-house alongside plumbing, so where a job needs pipework, ductwork and plant, we take it on as one scope with one team responsible from survey to sign-off.

That removes the usual friction. No waiting for a separate plumbing firm to fit around the mechanical programme. No blame-chain when something clashes on site. One point of contact, one method statement, one set of engineers who already know the building. It keeps the sequencing tight and the programme honest, which is what keeps a fit-out or a plant swap on time. On a hotel refurbishment, for example, that might mean re-piping guest bathrooms while the mechanical team works the plant room upstairs, on the same programme, without either side waiting on the other.

The standard we hold ourselves to comes from where we work. Arctic Cooling is cleared to work airside at Heathrow, Gatwick and Stansted, with airside signatory status, driving permits and engineer passes held directly in our own name. Airside work carries strict controls on access, timing, safety and documentation, and we deliver to that every day. What is commercial plumbing and how is it different from domestic plumbing?

Commercial plumbing covers the water services, drainage, sanitaryware and pipework in commercial buildings such as offices, hotels, warehouses and airport facilities. It runs at higher pressures and across far more outlets than a home, so the pipe sizing, materials and specification have to match a heavier, more constant demand. It also carries more compliance paperwork and tends to sit alongside mechanical and HVAC plant, which is why it’s usually planned as part of a larger scope.

There’s no single legal interval, but most commercial sites benefit from planned maintenance at least annually, and more often for high-use buildings like hotels, kitchens and busy offices. Regular inspection catches leaks, blockages and failing components before they cause downtime or damage. We can set up a planned maintenance schedule to suit your building and usage.

One contractor can cover it, and it’s usually the better option. Arctic Cooling self-delivers plumbing, mechanical, ventilation and HVAC in-house, so a job needing all of them is run by one team under one programme. That removes the gaps and the blame-chain you get when separate firms have to coordinate around each other on site.

It depends on the lease. As a rule, landlords are responsible for the structure and shared services while tenants cover the areas and equipment within their demise, but the exact split is set out in your specific lease terms and any service charge arrangement. Check the repairing obligations in your agreement before instructing work, and we can quote whichever party is responsible.
